Residential window installation
Replacement and new-construction windows, flashed and sealed so they stay dry.
A window only stays dry if the opening is flashed right. The glass package matters, but the sill pan, the flashing tape, and the way the unit is shimmed and sealed decide whether you see water on the drywall in five years. Older St. Louis homes have weight-pocket sashes, settled brick openings, and trim that is rarely square, so careful measuring matters more than the brand on the sticker.
Units get ordered off measurements we take ourselves, never off a number you read to us over the phone. The crew flashes each opening before the window goes in and trims it out the same day, so you are not living with a punch list. The units, the install, and the trim are one price on one contract.
The main decision is insert versus full-frame. We will look at the condition of your existing frames, tell you which one your house calls for, and show you the price difference.

How the job runs

Quote
We measure every opening, check the condition of the frames and sills, and quote the units and the install as one number.
Prep
Windows are ordered and delivered, and on install day we cover floors and furniture and clear a path to each opening.
Work
We pull the old units, flash the opening, set and shim the new window square, then foam, seal, and trim it out before moving to the next one.
Finish
The exterior gets capped and sealed, the old units leave with us, the glass is cleaned, and every sash gets opened and closed once while you watch.

Insert versus full-frame replacement?
An insert goes inside your existing frame, keeps the trim, and costs less, but it gives up an inch or so of glass and only works if the old frame is sound and square. Full-frame takes everything back to the rough opening so we can flash the sill and fix any rot. On older homes with wood frames that have taken water, full-frame is usually the honest call.
How many windows can you do in a day?
A two-person crew typically sets six to ten inserts a day, fewer if they are full-frame or upstairs on staging. We never open more windows than we can close the same day. Large orders get split into planned days rather than left half-done.
Will you match my existing trim?
We match profile and paint or stain as closely as stock and custom millwork allow, and on older homes with unusual casing we can have trim milled to match. An exact match on hundred-year-old oak is rarely possible, though it can get close. You see a sample before anything is installed.
What about lead paint in older St. Louis homes?
Anything built before 1978 gets treated as if the paint contains lead, and no old coating gets dry-sanded. Pre-1978 homes get containment, wet methods, and HEPA cleanup, and we bring in a lead-certified firm when the scope calls for it. It slows the work a little and it is worth it if there are kids in the house.
Do I need to be home?
Someone should be there at the start so we can confirm the plan and get access to each room, and at the end for the walkthrough. In between you do not have to hover. If you cannot be there, we will arrange access ahead of time and send photos as we go.
