Getting the budget, the site work, and the long-lead items right before anyone breaks ground is what keeps a schedule from sliding a quarter. We build retail, office, light industrial, and multifamily across the St. Louis metro on both sides of the river.

One point of contact runs the job every day and you get a copy of the same schedule that person works from. Mechanical, electrical, and plumbing run through trade crews we work with regularly, and we manage them instead of handing you three phone numbers. Change orders are priced and signed before the work happens, not after.

We review your drawings or program, build a line-item budget and schedule, and quote the work with the long-lead items flagged.

Prep

We handle the paperwork with the city or county, mobilize the site, set erosion control and access, and order long-lead material.

Work

Site work, foundations, structure, envelope, and interior trades run against a schedule we update with you every week.

Finish

Inspections close out, the punch list gets cleared, systems are commissioned, and you receive the closeout documents and warranties.

What size projects do you take on?

Our range runs from small tenant finishes up to roughly 30,000 square foot ground-up buildings. Above that we would rather tell you it is outside our lane than learn it on your job. Multi-building developments we take one phase at a time.

Do you work with my architect?

Yes, and we would rather be in the room early. Bringing us in during design lets us price alternates and flag long-lead items while changes are still cheap on paper. If the drawings are already complete we bid them as drawn and list our assumptions in writing.

How do you handle schedules and change orders?

You get a baseline schedule at contract and an updated one every week showing what moved and why. Change orders are written, priced, and signed before the work starts, and we separate owner-requested changes from field conditions so you can see which is which. Nothing shows up as a surprise at closeout.

Can you do a tenant finish in an occupied building?

Yes. We phase it, set dust and noise containment, and schedule the disruptive work for evenings or weekends when other tenants need quiet. Life safety and egress stay intact through every phase. We coordinate access and elevator use with building management.

How do you price commercial work?

Two ways: a lump sum against complete drawings, or cost plus a fee with a guaranteed maximum price when the design is still moving. Cost plus gives you open books and room to make decisions late, and lump sum gives you a fixed number with less flexibility. We will tell you which one fits the drawings you have.
